Cat A is typically the base condition delivered by the owner, and Cat B is the fit-out completed by the tenant as needed for operations. What really needs to be confirmed is not the name, but who is responsible for each item in the lease and decoration manual.

Actual boundary between Cat A and Cat B

Hong Kong office buildings often regard basic ceilings, floors, air conditioning trunks, fire protection systems and public facilities as basic delivery, but the standards of different buildings are not completely consistent. Tenants typically move into Cat B scope when furnishing conference rooms, front desks, individual offices, access control, networking, furniture and branded walls.

Responsibility matrices are more reliable than definitions

In the same project, fire sprinkler relocation may be paid by the tenant, constructed by a designated contractor, submitted by the fire contractor, and approved by the management office. Corresponding each node to your company, design, contracting, professionals, BMO and designated contractors can truly control risks.

Restoration obligations should be reviewed in advance

The glass house, elevated platform, access control, lighting and air conditioning changes added today may all be restored when the lease expires. Establishing a restoration strategy during the renovation stage can reduce deposit disputes when renting out in the future.
