From leasing to opening, a 2,000-square-foot office usually requires approval, design confirmation, procurement, on-site construction, testing and acceptance, and relocation. When the rent-free period is short, the biggest fear is that your company’s decision-making and the management office’s approval are not parallel.

First lock the dates that cannot be moved

The opening day, the handover date of the old site, the construction period of the management office, lift reservation, long holidays and company relocation days must be put into the master schedule first. Renovation is not a single-line construction, and many delays come from waiting for approval and resubmission of documents.

What things can be done in parallel

Site surveys, management office renovation manual reviews, floor plans, preliminary BOQs, material samples, and long-lead furniture pre-selection can all proceed in parallel. After the plane is frozen, the electromechanical points, fire air conditioning submission and prefabricated procurement can enter a stable state.

Look at three types of risks every week

The first category is approval risks, the second category is procurement and arrival risks, and the third category is unknown conditions on site. The weekly project report should list plan/actual, photos, blockers, what your company is deciding on this week, and next week’s milestones.
